ASSOCIATION INFORMATION
Wildwood maintains a master listing of homeowners, renters, available information on mortgage holders (when provided by owner) and other pertinent data.
ASSESSMENT RELATED DUTIES
Timely preparation and mailing of statements are essential. Firm and efficient follow-up on collections is a must. If they don't pay, liens are filed and every possible step is taken to protect the Association and collect what is due. Solid recording of expenses in pursuit of collection ensures the Association will ultimately receive all that is due.
Resale certificate requests are promptly responded to with accurate and complete information.
DEED RESTRICTION RELATED DUTIES
Our team regularly performs inspections for violations and Homeowners are notified promptly. Timely follow-up ensures consistent enforcement.
ASSOCIATION MANAGEMENT DUTIES
Safety, Hazard Communications, Emergency Procedures, Risk Management and Preventive Maintenance Programs are critical components of our management plan. Preventive Maintenance includes all assets of the Association, regardless of the value or intended useful life. Safety, First Aid, Hazard Communication, Risk Management and Emergency Procedures are all programs we will implement and/or enhance as part of our management function. These programs provide important results to the operation. One is to ensure the Association is in compliance with all Federal, State, County and local laws and ordinances. The programs also help reduce insurance claims, help lower insurance premiums and, most importantly, protect and possibly save the lives of the members and guests.
RECEPTIONIST AND SECRETARIAL DUTIES
Wildwood’s team of professionals is capable of working within the scope of Association work and conveying the finest in customer service.
Keeping up with changes in the industry, highlighting legal opinions and summarizing landmark cases gives support to your newsletter committee. The committee will appreciate us as an information source.
ASSOCIATION MEETINGS
Efficient meetings are second nature to Wildwood Management Group. Making sure information is complete, accurate and important to the issues at hand is essential.
Time is of the essence in today's society and most Boards do not want to deal with issues that can easily be handled by the Management Company and reported monthly.
Annual meeting planning and implementation, working with newcomers, effective recording of Board of Director meetings and minute writing are paramount to the operation.
